What to expect from a Home Inspection

Purchasing a home is a very large investment for many Canadians. It is so important to familiarize yourself with all of the activities related to buying a house so that you are making an informed choice. Many people get a home inspection done as part of their home buying decision.

What can you expect from a Home Inspection?

Typically an inspector takes 2 to 3 hours to complete their visual inspection which means the inspector is not expected to displace flooring and tiling or check water or air samples (based on std. 2000 square feet home). An inspector cannot look through walls or predict future performance or estimate lifespan on a home. The home inspector is evaluating the home in its current state and condition on that date and time.

After the Home Inspection is completed?

When the inspector has completed the examination of your potential home, you will receive a written report which outlines the findings from the inspection. If you have any questions about the report, is important to speak to the inspector to clarify the findings.

It is a good idea to read through the association’s standards and code of ethics to help you understand precisely what to expect from your inspection.

Generally Speaking

Our report will describe the major Home Systems, their crucial components, and there operability. Defects will be adequately described, and the report will include recommendations. Our report will also disclaim portions of the home not inspected. Industry standards of practice are designed to identify both the requirements of a home inspection and the limitations of the inspection.

The client is strongly advised to clarify anything that they don’t understand.
